What to Expect When Listing With Us
1. Consultation
Our listing consultations consist of a two-part process. First, a property tour to view the home and get to know you and your goals. We then return for a second meeting with full presentation of our pricing assessment based on comparable properties, current market conditions, and our listing process.
Every seller has a unique relationship with their home and unique hopes for what they’re trying to accomplish. Our goal is to provide you with a clear understanding of the process of selling your home and what it would look like to hire us as your real estate advisors.
2. Preparation
After hiring us, we get right to work. We provide a design & repair consultation to guide you towards the improvements and updates that will yield you the greatest return on investment. Preparing your home to shine to potential buyers is one of the things we do best.
For many sellers, sourcing contractors and vendors to get their house ready can be daunting. We have an extensive list of vetted contractors we can coordinate with for bids, improvements, and repairs as we prepare your home to sell. No matter the scale of the preparation, we handle it all for you. Think of us as your project managers. We will schedule and vet bids, meet contractors, and source any necessary materials (think paint, light fixtures, hardware, etc). If home improvement projects stress you out (like most sane people!), don’t worry about a thing, we’ve got it all covered for you.
We typically recommend selling your home vacant and staged as that yields that fastest sale for the highest price. If moving out before listing isn’t an option for you, we’re here to help with design advice and decluttering techniques to make your house stand out.
After your home is prepped, our specialty photographer and videographer will arrive to capture your beautiful home, and then we’ll launch your listing!
3. Marketing
90% of home buyers start their home search online. That’s why we prioritize the best listing photography and videography to share digitally. Our emphasis and presence on social media, digital ads, and Compass.com drive traffic to your listing. Online views generate in-person tours, increasing the likelihood and strength of potential offers. We cover 100% of marketing expenses to generate the best outcome for your home sale.
4. Offers
Whether you receive one offer or multiple we will meet with you to discuss the strengths and weaknesses of each. Purchase and Sale Agreements are legally binding contracts so we spend dedicated time explaining the intricacies of each offer so you can be confident about the offer you choose to accept. If a counter-offer is necessary we will draft that for you and negotiate on your behalf. We don’t back down from a challenge and love going to bat for you to generate the best possible outcome.
5. Closing
After accepting an offer we will be in close contact with you, the buyer’s agent and escrow to ensure closing is going smoothly. We provide a weekly update to you on the progress of closing. We will coordinate the removal of staging and any other necessary loose ends that need to be tied up. Then, it’s time to celebrate!
